Lastly, pay attention to the money you have left. If your rate has already reached below the average rank, then go for the cheapest yet completely functional studios. Realize that there is nothing wrong with that and you are just making the most of what you have.

Overall, settle for the option that your heart is beating for. If your budget is not allowing you to do that, try to make some adjustments if they are possible. Do not lose hope and continue trying.
